purchase proposal
- Phase 1 - 15 villas available
- Prices are subject to adjustment after final designs have been defined by the architects where necessary (for example if the build area is more than 5% of the original plan)
- Fully managed with a rental program
- Estate Maintenance Fee is for the use and maintenance of the common areas and is based on the number of bedrooms.
- Pooled rental system based on the number of bedrooms
- Pooled expenses paid monthly and based on actual expenses of all villas in the pool
- Marketing fee of 25% of the net profit to the owner. Profit is calculated after the owner has paid the estate maintenance fee and share of villa expenses
payment structure
- US$10,000 down payment on signing of the Sale and Purchase Agreement
- 30% payment (minus the down payment) on the signing of leasehold documentation
- 30% payment when the villa is certified at 30% complete
- 30% payment when the villa is certified at 60% complete
- 10% final payment on handing over of keys

- Management by PT Pangkung Sari based in Bali
- Leasehold agreements are written and issued in the buyers name
